Mixed use is, to a large extent, a ground floor experience and we pay particular attention to finding the right combination of land uses and operators.
At One Piccadilly Gardens, we purposefully attracted an eclectic mix of specialist, independent local operators, to animate the public realm and help make our development lively, distinctive and successful.
Mixed use development can also create a range of conflicts, problems and issues: for example noise, smells, traffic, deliveries and parking. We have learnt from experience how to handle these, through careful and creative solutions to layout, design, leasing and licensing arrangements, management and long-term stewardship.
Brindleyplace provides c.1.6 million sq ft of offices, homes and apartments, shops, bars and restaurants, a health club, hotel, theatre, two art galleries and the National SEA·LIFE centre.
Piccadilly Place includes offices, a hotel and 167 residential apartments, plus a range of active ground floor uses.
Our King's Cross development will include almost eight million sq ft of commercial development, market and affordable housing, retail, leisure, health, education, community, cultural and other uses. We plan some 1,900 new homes, built to high standards and high densities. Many of the more residential streets will be urban home zones, with shared surfaces that give priority to pedestrian movement and areas for planting and play.
Residential development is now a major part of our mixed use, urban regeneration schemes.
